January showed enormous resiliency in the face of wildfires & sweeping changes post-inauguration. Most buyers were already in the market awaiting the right home. Several Pacific Palisades and Alta Dena buyers have been viewing and offering but it has not made a material difference to our market, yet.
424 S Rimpau was the highest sale at $9.9MM for 7,886 sq ft x 17,939 sq ft lot. It started at $11.5MM and closed after 302 days on the market. The prior sale was $7.665MM in 2014.
355 S Rimpau sold at $9.85MM after starting at $12.495MM for 8, 203 sq ft on a 31,206 sq ft lot. The high end continues to move along at a nice pace.
Two other great architectural gems came on in the 500 South block of Rimpau recently. 401 S Windsor just came on over $9MM as well. DM for details.
The lowest sale was a condo alternative at 6820 Clinton St near Mozza for a move in ready 999 sq ft house on a 2600 sq ft lot. The highest price per sq ft was $1255 and lowest was $633.
Pendings. 3 good houses under $3MM were launched in January and sold within 27 days or less signaling it is still a great time to be a Seller. It is busy in spite of the rain!
